Shiloh Falls Homeowners Association, Inc. was incorporated as a Non-profit Mutual Benefit Corporation on June 23, 1993, in the state of Tennessee (Secretary of State Control Number 026279). The Association is dedicated to providing services and governance for the Shiloh Falls community, ensuring a well-maintained and thriving residential area.

About the Association

On January 2, 2001, homeowners officially took control of the Association from the developer. Membership in the Association is automatic with the purchase of a lot within the Shiloh Falls Subdivision. The Association oversees 454 residential lots spread across approximately 1000 acres of land located on Pickwick Lake in Hardin County, Tennessee.

As of January 2025, there were 167 homes and 287 lots without homes. The primary responsibilities of the Association include the maintenance of common areas, roads, the Association pool, and the review of all exterior home and yard improvements to maintain the aesthetic and structural integrity of the community.

Board of Directors

The Shiloh Falls Homeowners Association is governed by a Board of Directors, consisting of 7 elected members who serve staggered 3-year terms. The members of the Board are elected annually at the January Annual Meeting. Directors do not receive compensation for their work and are dedicated to representing the interests of all homeowners within the community. Board members are tasked with overseeing the operations of the Association and making decisions that affect the community.

Officers

The officers of the Shiloh Falls Homeowners Association include a President and Vice-President, who must always be members of the Board of Directors, as well as a Secretary and Treasurer. The Board may appoint additional officers as needed. Officers are elected at the first Board meeting following the Annual Meeting of the members, and their roles are essential to ensuring smooth operations and communication within the Association.

The Shiloh Falls Homeowners Association operates under several important legal documents that guide its operations. These include the

  2. The Covenants, Restrictions, and Limitations of Shiloh Falls Subdivision,
  3. The Resolutions adopted by the Board of Directors.

All property owners are encouraged to review these documents thoroughly to understand their rights and responsibilities within the community.

Amendments to By-Laws and Covenants

The By-Laws of the Association can be amended during regular or special meetings of the members by an affirmative vote of two-thirds of the votes entitled to be cast. Similarly, the Covenants, Restrictions, and Limitations governing the community are set to automatically renew every 10 years unless amended by a majority vote of the property owners. These covenants were initially modified by the Developer until January 2, 2001, when control was transferred to the homeowners.

Annual Membership Meeting

The Annual Membership Meeting of the Shiloh Falls Homeowners Association is held each year in January. During this meeting, members are provided with written notice of the agenda, including a review of the previous year’s activities, a discussion of the upcoming year’s budget, and the election of new Directors as terms expire or positions become vacant. This meeting serves as an important opportunity for members to engage with the Association’s leadership and provide input on community matters.

Directors Meetings

The Board of Directors meets on the first Tuesday of every month to discuss ongoing issues, review current projects, and make decisions that affect the community. Homeowners who wish to have specific items added to the meeting agenda are encouraged to contact one of the Board members in advance.

Committees

Several standing committees have been established to support the work of the Board and the broader Shiloh Falls community. These include the Architectural Committee, Finance Committee, Security Committee, Social & Publicity Committee, and the Maintenance & Grounds Committee. Committee members are appointed by the Board, and all property owners are strongly encouraged to participate in these committees to help foster a vibrant and engaged community.

Assessments & Dues

All homeowners and property owners in Shiloh Falls are required to pay annual dues, which are assessed according to the provisions outlined in the By-Laws of the Association. These dues fund the services and expenses necessary to maintain the community’s infrastructure and amenities. Annual statements for dues are mailed out in November for the upcoming year, and payments are due on January 1st. The statement includes details on dues, late fees, special assessments, and any other charges owed by the homeowner. Payment of these dues is essential to support the ongoing services and improvements within the Shiloh Falls community.
