Annual Assessments Overview

Overview of Assessment Rates

The annual assessments for Shiloh Falls are as follows:

  • Lot Owners: $325 per year 
    (does NOT include the social membership at the club).
  • Homeowners: $2400 per year
    (Includes the social membership at the club).

These assessments are levied in accordance with the provisions of Article XII of the By-Laws of Shiloh Falls Homeowner’s Association, INC., and the Amendment to the By-Laws by resolution. The funds collected from these assessments are used solely to maintain the subdivision and for the benefit of the homeowners.

The annual meeting is always the 3rd Saturday of January. 

The Annual Dues Assessment is due at the end of January.

Class One & Class Two Membership

Assessment Categories Based on Property Ownership

There are two classes of membership for assessment purposes:

  • Class One: Assessments are made for lots only.
  • Class Two: Assessments are made for both lots and houses.

Once construction begins on a lot, it will transition to Class Two, requiring an additional assessment. The assessment will be prorated if a property is purchased or construction starts during any month other than the first day of the month.

History of Assessments & Specific Assessments

Past Changes and Special Assessments

The assessments for the Shiloh Falls subdivision have changed over time:

  • January 1, 1991: Initial assessments started at $10 per month for Lot Owners and $35 per month for Homeowners.
  • January 1, 1999: The SFHA monthly assessments increased to $17 per month for Lot Owners and $60 per month for Homeowners, transitioning to annual assessments starting in the year 2000.
  • January 1, 2003: Annual assessments for Lot Owners increased from $204 to $240.

In 2001, a Specific Assessment was levied to fund community improvements following a favorable vote at the April 21, 2001, SFHA special meeting. The funds were used for constructing a Controlled Access Entrance and creating a Paving Fund Reserve. This assessment was $100 for each Class One member and $350 for each Class Two member.

  • January 1, 2024 Annual Assesment For Lot Owners Increased To $325 And Annual Assesment For Home Owners Increased To $1500, Beginning January 2025.
  • January 1, 2025 Annual Assesment For Home Owners Will Increase To $2400 Per Year, Beginning January 2026 And Will Include Our SFHA Social Club Membership For All Homeowner.
